Helen Van Woerkom (Tomczyk), 99, of Grass Valley, CA, passed away on November 6th 2022. She was a cherished wife, mother, grandmother, sister, daughter and friend. She’s remembered with love by her five living children Christopher Van Woerkom (and wife Marjorie Van Woerkom) of Fort Collins, CO., Marie Reed (and husband David Hori) of Sedona, AZ., Martha Van Woerkom of Annapolis, MD., Celeste Rind (and husband David Rind) of Kirkland, WA., and Leon Van Woerkom (and wife Reya Van Woerkom) of San Jose, CA. as well as many treasured grandchildren, siblings, nieces and nephews. She was predeceased by her husband of 47 years Alfons Robert Van Woerkom and her oldest son Mark Van Woerkom. Helen was born on August 1st, 1923 in Hamtrammack (a suburb of Detroit), Michigan, the third child of seven and first daughter to Polish parents Antoni and Stella Tomczyk. She spent her formative years growing up in Flint, Michigan, in a predominantly Polish community. She moved to Glendale California with her friend Margaret when she was in her twenties. In California she worked as a secretary/office assistant. Helen met Al in Glendale, CA at a church social, where he fell in love with the tall, beautiful woman with a heart of gold. They married on January 29th, 1949. They moved to Napa shortly after they married so that Al could take a job working for the Napa County Health Department. She and Al built their first home in 1952, the same year their son Mark was born. Three years later in 1955 their second son Christopher arrived followed by Marie in 1957, Martha in 1958, Celeste in 1961 and Leon in 1963. Helen and Al loved Napa, where they stayed, lived in three different homes, and raised their six children. Once the children were grown, Helen took a job working for the City of Napa in the Payroll Dept. She was bright and a wiz with numbers. After many years of illness, Al passed away in 1996 and she moved to Grass Valley to be closer to family. After raising their children Al and Helen enjoyed traveling and were fortunate to have visited many different countries as well as spending time exploring the US in a selection of various travel trailers they owned over the years. They had many friends and enjoyed hosting them at their home and treating them to Helen’s wonderful cooking and baking. Helen’s greatest pleasure was spending time with her family. It was a joy to see her face light up when a family member arrived for a visit and they did that often. Helen was a gracious and kind person and remained so to the end. She was a wonderful seamstress (necessitated by the inability to purchase clothes for her tall children) and a stickler for healthful eating and lifestyle before it became vogue. She spoke often and lovingly of her Michigan family. Although softspoken and humble, Helen was the family anchor with her competence and unconditional love. She will be missed by all who knew her.

ThisThis Saturday, and just in time for holiday shopping season, Valerie Gordon and her husband and business partner, Stan Weightman Jr., will unveil a sweet new behemoth in the form of Valerie Confections’s new 5,000-square-foot headquarters in Glendale. The 18-year-old brand’s new home base at 1936 W. Glenoaks Boulevard, which includes a retail area that’s open to the public, will house all of the baking and chocolate production, and will serve as an office and events space down the line.

It’s a huge step for the brand: Not only did Gordon recently bring on a new culinary director, Mozza Group alum Dahlia Narvaez, to run the production side of things — therefore freeing her up to focus on the brand’s creative direction — but she’s in the process of hiring more key leadership positions. Plus, the new space will allow the company to greatly expand its wholesale production capabilities. (While Gordon closed her 3360 W. First Street location in making the move to Glendale, Valerie Echo Park remains open.)

“Universal interactivity is the thing that’s most exciting to me about this new space,” Gordon says. “We’ve created a place for staff that feels stimulating, where they feel taken care of, creative, and satisfied. And we’ll be inviting people in to collaborate on events and tastings. Soon we’ll reach at least three times as many wholesale customers and launch home deliveries.”

The HQ’s retail section is stocked with an array of Valerie Confections favorites, ranging from chocolate bars and build-your-own chocolate boxes to petit fours, pies, fruit jams, house-made granola, Gordon’s cookbook Sweet, and cakes like the now-iconic Blum’s Coffee Crunch Cake. More retail selections will be available in 2023, as will coffee and espresso service using beans from AAPI-owned Sir Owlverick’s.

Done up in crisp white subway tile with concrete floors, the shop contains temperature-controlled display cases and shelving made using wood from Valerie Confections’s older locations, like its former Grand Central Market stall, plus brass and antique fixtures. Weightman designed and fashioned all of the wooden displays with designer Derek Mabra. From the retail area, customers can see into the company’s chocolate production kitchen, which sits behind a row of windows.

As for the space’s expansive kitchens, one will focus on events sometime next year, while another will be primarily for baking and mixing. The space also includes a dining room for private dinners and tastings, as well as an outdoor area outfitted with two Lettuce Grow stands for edible flowers and the like to use on cakes and pastries. There’s even three Big Green Eggs for grilling events, as Gordon is a grilling aficionado as well.

Valerie Confections’s opening hours will be Monday through Saturday from 9 a.m. to 5 p.m.

An overwhelming majority of metro markets saw home price gains in the third quarter of 2022 despite mortgage rates that approached 7% and declining sales, according to the National Association of Realtors’ latest quarterly report. Forty-six percent of the 185 tracked metro areas registered double-digit price increases, down from 80% in the second quarter of this year.

The national median single-family existing-home price climbed 8.6% from a year ago to $398,500. Year-over-year price appreciation decelerated when compared to the previous quarter’s 14.2%.

“Much lower buying capacity has slowed home price growth and the trend will continue until mortgage rates stop rising,” said Lawrence Yun, NAR’s chief economist. “The median income needed to buy a typical home has risen to $88,300 – that’s almost $40,000 more than it was prior to the start of the pandemic, back in 2019.”

Among the major U.S. regions, the South registered the largest share of single-family existing-home sales (44%) and the greatest year-over-year price appreciation (11.9%) in the third quarter. Prices elevated 8.2% in the Northeast, 7.4% in the West and 6.6% in the Midwest.

The top 10 metro areas with the largest year-over-year price increases all recorded gains greater than 18%, with seven of those markets in Florida. Those include North Port-Sarasota-Bradenton, Florida (23.8%); Lakeland-Winter Haven, Florida (21.2%); Myrtle Beach-Conway-North Myrtle Beach, South Carolina-North Carolina (21.1%); Panama City, Florida (20.5%); Deltona-Daytona Beach-Ormond Beach, Florida (19.6%); Port St. Lucie, Florida (19.4%); Greenville-Anderson-Mauldin, South Carolina (18.9%); Kingsport-Bristol-Bristol, Tennessee-Virginia (18.8%); Tampa-St. Petersburg-Clearwater, Florida (18.8%) and Ocala, Florida (18.8%).

Half of the top 10 most expensive markets were in California, including San Jose-Sunnyvale-Santa Clara, California ($1,688 million; 2.3%); San Francisco-Oakland-Hayward, California ($1,300 million; -3.7%); Anaheim-Santa Ana-Irvine, California ($1,200 million; 9.1%); Urban Honolulu, Hawaii ($1,127,400; 7.6%); San Diego-Carlsbad, California ($900,000; 5.9%); Los Angeles-Long Beach-Glendale, California ($893,200; 3.8%); Boulder, Colorado ($826,900; 7.5%); Naples-Immokalee-Marco Island, Florida ($746,600; 16.7%); Seattle-Tacoma-Bellevue, Washington ($741,300; 4.6%); and Boston-Cambridge-Newton, Massachusetts-New Hampshire ($698,900; 6.2%).

“The more expensive markets on the West Coast will likely experience some price declines following this rapid price appreciation, which is the result of many years of limited home building,” said Yun. “The Midwest, with relatively affordable home prices, will likely continue to see price gains as incomes and rents both rise.”

In the third quarter of 2022, stubbornly high home prices and increasing mortgage rates reduced housing affordability. The monthly mortgage payment on a typical existing single-family home with a 20% down payment was $1,840. This represents a marginal increase from the second quarter of this year ($1,837), but a significant jump of $614 – or 50% – from one year ago. Families typically spent 25% of their income on mortgage payments, down from 25.3% in the prior quarter, but up from 17.2% one year ago.

“A return to a normal spread between the government borrowing rate and the home purchase borrowing rate will bring the 30-year mortgage rates down to around 6%,” said Yun. “The usual spread between the 10-year Treasury yield and the 30-year mortgage rate is between 150 to 200 basis points, rather than the current spread of 300 basis points.”

First-time buyers looking to purchase a typical home during the third quarter of 2022 continued to feel the impact of housing’s growing unaffordability. For a typical starter home valued at $338,700 with a 10% down payment loan, the monthly mortgage payment rose to $1,808 – nearly identical to the previous quarter ($1,807), but an increase of almost $600, or 49%, from one year ago ($1,210). First-time buyers typically spent 37.8% of their family income on mortgage payments, up from 36.8% in the previous quarter. A mortgage is considered unaffordable if the monthly payment (principal and interest) amounts to more than 25% of the family’s income.

A family needed a qualifying income of at least $100,000 to afford a 10% down payment mortgage in 59 markets, up from 53 in the prior quarter. Yet, a family needed a qualifying income of less than $50,000 to afford a home in 17 markets, down from 23 in the previous quarter.
