We prorate your rent by the day after the first 28-day billing cycle, so you don't have to pay for a full month when you only have your mobile containers and offices for a few days.

While other companies may be able to do small container modifications, most don't have an in-house fabrication staff or 90,000 sq ft fabrication facility like we do. As a result, they outsource the work on your custom container, so you don't know who's actually building it.

Rest assured knowing your modified shipping container will be built to the highest quality standards. Our certified weld and quality control inspectors check every step of the fabrication process to ensure everything is structurally sound and built to your specifications.

Developer plans five-story apartment building in Reseda

Jonathan Azal has filed plans for a five-story apartment building in Reseda, his latest infill project in an area he views as overlooked and ripe for redevelopment.

Azal said by email that he chose the site because of its central location within the sprawling San Fernando Valley.

“It is right in the middle between the 101 and 118,” he wrote, and close to both Cal State University, Northridge and the Providence Cedars-Sinai Tarzana Medical Center. “The area has a need for the kind of housing that I will provide at this site.”

The project’s permit application was recorded by the City of L.A.’s planning department on Tuesday, although Azal appears to have submitted the plans in September. The site is located at 6909-6923 North Reseda Boulevard, on a mostly commercial stretch a couple blocks north of Victory Boulevard and just south of Sherman Way.

The site is about a half acre and currently houses a one-story commercial building, which would be demolished; in its place Azal proposes a 56-foot tall, five-story project that would include 62 apartment units — a mix of one-bedroom and two-bedroom — as well as some commercial space and garage parking. The project is seeking height and side yard exemptions under Tier 1 of L.A.’s Transit Oriented Communities program; renderings of the 61,000-square-foot building show a modern-looking white, gray and tan building with overlaid rectangular elements and several balconies.

Azal, acting through a company called Viewmont Holdings, bought the site for $4.2 million last May, according to documents.

It’s one of several projects the developer has in the works in the San Fernando Valley, a traditionally cheaper swath of Los Angeles that’s also becoming increasingly attractive to builders. This month plans for another Azal project, a 34-unit complex in nearby Van Nuys, also hit the city planning department; last summer Azal also filed plans for a different 33-unit building in the same neighborhood.

The developer is planning “a string” of residential buildings in the area, which he believes has a lot of potential but has long been overlooked, he wrote to TRD earlier this week.

“The specific area of Van Nuys is very interesting to me as an investor,” he wrote. “I see it as NoHo was when it first started out about 15 years ago.”

Last summer Alliant Strategic unveiled plans for a 332-unit, six-story project in the area called Van Nuys Vose; other somewhat recent proposed Van Nuys residential projects include a 64-unit complex and a two building, 71-unit complex.

Brothers Matt and Nick Jackson, together known as the Young Bucks, may very well be the greatest tag team in pro wrestling history. The two have been wrestling for almost two decades, and have had matches all across the globe. In addition to wrestling for countless independent promotions as well as some major companies, the Young Bucks were also two of the creators of AEW.

In this article, we'll be taking a look at the progression of the Young Bucks' pro wrestling career using different photographs as our guide. These pictures span over a decade, and some include pretty familiar faces to both AEW and WWE fans.

PWG

Since the Young Bucks are from southern California, it makes sense that they got their start in PWG, a company that was based in Reseda, California at the time. While they were there, the Jackson brothers became very close friends with Kevin Steen (now known as Kevin Owens) and Adam Cole. They also met their best friend Kenny Omega, but the trio wouldn't really become close until later on.

Dragon Gate

It's weird seeing PAC before he became the bastard, right? The Bucks actually met PAC during their time wrestling for Dragon Gate, a Japanese promotion that was recruiting some talent from abroad at the time. PAC, having been in Japan longer than the Bucks, helped guide them around the country and navigate the language barrier.

TNA

Matt and Nick's time in TNA is not something they remember fondly. The two were asked to cut their hair shorter and had to change their names. Matt became "Max Buck" and Nick became "Jeremy Buck." Together, the two were known as Generation Me. While in TNA, the Bucks became good friends with Kazuchika Okada, who went on to become one of NJPW's biggest stars. It was Okada who helped the Bucks come over to NJPW.

ROH

Some of the Young Bucks' greatest matches took place in Ring of Honor. They fought teams like ReDRagon, the Hardys, and the Briscoes, delivering classic after classic. They became three-time Tag Team Champions during their time there. Thanks to ROH's partnership with NJPW, the Bucks were able to work in both promotions simultaneously.

Bullet Club

The Young Bucks debuted in NJPW by representing the Bullet Club. This was back when Bullet Club was still led by its original creator, Prince Devitt (now known as Finn Balor). The two fought in the Jr. heavyweight division, where they became seven-time champions.

The Young Bucks stayed in Bullet Club when Prince Devitt was kicked out and left for WWE. Though they were never really the leaders of Bullet Club, there's a case to be made that it was Matt and Nick who had the most pull in the faction all along.

Kenny Comes To Bullet Club

As previously mentioned, the Bucks had actually met Kenny back when the three of them wrestled for PWG. They became good friends then, but it wasn't until Kenny joined Matt and Nick in Bullet Club that the Elite really formed. After AJ Styles, Karl Anderson, and Luke Gallows were kicked out of Bullet Club, Kenny Omega became the faction's new leader. The Young Bucks were almost always at his side, whether the three of them were competing in trios' matches or if the Bucks were just supporting Kenny from his corner.

Becoming Heavyweights

A major rift formed between the Bucks and Kenny when the latter reunited with his former tag partner, Kota Ibushi. This was for two main reasons. First, Kota was a babyface, so just on principle, the relationship was wrong in the eyes of Kenny's Bullet Club teammates. Second, the Bucks took major issue with Kenny and Kota announcing themselves as the best tag team in the world. The Bucks announced they would be moving up to the heavyweight division in order to prove that they were, in fact, the best in the world. This led to the Bucks fighting the Golden Lovers at Strong Style Evolved in 2018. Though they lost this match, they later won the IWGP Heavyweight Tag Team titles, something the Golden Lovers haven't been able to do.

All In

One of the most important shows put on by the Young Bucks was All In. In addition to the Elite, the PPV featured stars like Rey Mysterio, Cody, Hangman Page, Britt Baker, Joey Janela, and the Lucha Bros. The success of All In was a flagship moment for independent wrestling since it proved that wrestlers could "make it" outside WWE, despite the company's monopoly. All In also served as a bit of a precursor to AEW, which started developing later that year, and started airing on TV in 2019.

AEW Tag Team Championship

On November 7, 2020, the Young Bucks defeated FTR to become AEW Tag Team Champions. They were the fourth tag team to be named champions. At the time of writing this, their 302-day reign remains the longest tag title reign in AEW history.

While capturing the titles was an extraordinary accomplishment, it's a shame that they couldn't win the titles in front of a full crowd; they won the titles while AEW was performing socially-distanced shows at Daily's Place.

Heel Turn

When AEW started, all three members of the Elite were babyfaces. This changed when Kenny Omega turned heel to win the AEW World Championship from Jon Moxley with the help of Don Callis. When Kenny turned heel, he wanted the Bucks to turn with him. This left them with a very difficult decision. Ultimately, the Bucks decided to follow Kenny's wishes and remain loyal to him. This catches us up to the present, where the Young Bucks are awaiting Kenny Omega's return from injury.

If you plan on growing avocadoes or even if you are already growing them, I highly recommend visiting the website of Greg Alder (gregalder.com). It would appear to be the definitive website for backyard avocado growers.

The website includes Alder’s experiences growing a large variety of fruit and vegetable crops, yet one customary gardening practice is barely mentioned. That practice is fertilization.

Alder makes a statement that many would consider astonishing. In all his years of growing avocadoes, he has never fertilized a single tree. Never. I remember working in avocado grove management in Temecula many years ago. Temecula is not far from Fallbrook, a locale considered the epicenter of avocado growing in California. In any event, I remember providing one fertilizer or another to the trees, applied through a drip irrigation system, no less than twice a month.

“I’ve never applied fertilizers to any of my trees because they’ve never told me they’ve needed anything more than the deep mulch of wood chips,” Alder relates.

“As for how much organic matter to add to the surface under your avocado tree, that’s hard to calculate with any precision. I personally don’t even try. My approach is to merely make sure that the soil is always covered. As soon as the mulch layer thins out, I add more materials. But for my first application under a tree, I put it down about a foot in depth.

Alder also writes that you will need to use less mulch as time goes by, saying it won’t be used up as quickly after a while.

“Keep a layer at least two inches thick of wood chips under the tree at all times,” Alder advises. “This protects and feeds the worms and microbial creatures in the soil below, which in turn protect and feed the tree’s roots. With this mulch, it’s very possible that you will not need any additional fertilizer.”

Alder writes that the layer where the mulch and soil meet will start to resemble forest soil after a few years if you keep it covered.

He also cites the Bnei-Dror experiment conducted in Israel. “Fuerte avocado trees were given chemical fertilizer or composted animal manure, and results were observed for ten years. The trees given composted manure grew more slowly but produced an average of 50 percent more avocados.”

If decomposing organic matter is sufficient for fertilization of fruit trees, how much more so is this true regarding the vast majority of ornamental plants which, by contrast, are light feeders. Let’s say you live in a condominium complex with lots of large trees that need pruning on a regular basis. As long as you recycle your tree trimmings as mulch around your ornamental shrubs and perennials, you will never need to fertilize them.

In Loren Zeldin’s Reseda garden, among the hundreds of rose and iris varieties that he cultures to perfection, two self-sowing annuals are happily growing together. One is annual delphinum (Consolida ajacis), also known as larkspur, and the other is opium poppy (Papaver somniferum). The larkspur is showing off long wands of purple blooms while the large, spherical poppy inflorescences are pink and red. Most of Zeldin’s irises are the bearded kind (Iris germanica), but he also has a flourishing patch of the more understated spuria type (Iris spuria).

Iceland poppies (Papaver nudicaule) are also flowering now and will self-sow given richly composted soil. Meanwhile, California poppies (Eschscholzia californica) are displaying their vivid blooms and, by removing them as they fade, you will be rewarded with another wave of silky orange flowers.

Every plant has its moment, and the moment for fortnight lilies, also known as Moraea (Dietes spp.) or butterfly iris, is now. Most of the year, this species is nothing but a collection of stiff, narrow, nondescript evergreen leaves. But then suddenly you are transported to a dreamy place where butterflies, conjured up by Moraea’s flowers, reign supreme.

There is a simple, yet brilliant display of color at the corner of Tyrone Avenue and Moorpark Street in Sherman Oaks. The orange version of yellow bells (Tecoma stans), which flowers throughout the year, is underplanted to cherry red ivy geraniums (Pelargonium peltatum), another virtually non-stop bloomer.

There is a Mother’s Day Weekend Show and Sale of the Geranium Society on May 7th and 8th from 9 a.m. – 4 p.m. in Ayers Hall at the Los Angeles County Arboretum, 301 North Baldwin Avenue in Arcadia. The show is free with arboretum admission. Admission tickets must be purchased online at arboretum.org.
