Caliber, a fully integrated alternative asset manager and Opportunity Zone investor, has announced that it has leased three more of its properties in Downtown Mesa as part of the Company’s ongoing redevelopment efforts in the city.

ZenniHome will be installing 90 ZenniHome units at 29 West Main Street. This innovative company was founded in 2019 to bring viable solutions to the housing industry shortage. They do this by designing and factory-building their model homes to be easily transported and stack in multi-family configurations. These homes are constructed with a minimal environmental footprint and include leading-edge technologies that transform the customer experience of buying, investing, owning, and living.

“Caliber has been a first-class partner in downtown Mesa, and it has also been supportive of ZenniHome’s reshoring of manufacturing from China to an opportunity zone investment at the Navajo Generating Station in Page, Arizona.” said Bob Worsley, Co-founder of ZenniHome. “We’re now ready to build the steel volumetric modules at the Page factory and will deliver them in the coming months to the new Downtown Mesa site. Overall, we couldn’t ask for a better or smarter partner and financier than Caliber.”

Another new tenant, Southwest Institute of Montessori Studies Inc. (SIMS), closed on a 10-year lease at 305 E. Main Street. SIMS, established in 2011 as a nonprofit organization and affiliated with the Association Montessori Internationale (AMI), will reside on the entire second floor of the building, occupying 12,010 square feet. SIMS is poised to serve as the hub for Montessori education and community in the Southwest region. This space will include SIMS teacher training facilities, with an array of Montessori materials for adult students to utilize in their practices and studies.

Finally, Sonoran Rows, a Craft Malthouse, will be located at 18 W. Main. Targeting the second half of 2023 to open, Sonoran Rows will showcase a malthouse, restaurant and bar operating in more than 15,000 square feet along with 3,000 square feet of patio space in historic downtown Mesa. The malthouse expects to produce up to 25 tons of malt weekly and will be malting Arizona grown barley and other grains in the traditional style of floor malting. The malted grains will be used for local breweries, distilleries, bakeries and restaurants. The Sonoran Rows Bar & Restaurant menus will highlight locally made beers, spirits and foods crafted from these grains.

The new leases come after two other businesses announced plans to move to Mesa. Level 1 Arcade Bar, located at 48 W. Main Street, has brought a family friendly environment to Downtown Mesa. Patrons of all ages are able to enjoy a retro arcade experience with fully restored arcade and pinball machines along with a full menu and bar. Copper City Spirits occupies 155 W. Main Street. The restaurant’s owners operate another location in Tempe, Ariz., under the name AZ Distilling Co. It is known for its locally sourced products and award-winning spirits, including Copper City Bourbon, the first legally produced bourbon in Arizona.

Caliber began acquiring a series of buildings in and around downtown Mesa in 2017. Today, the Company is developing 10 buildings and approximately 160,000 sq. ft of mixed-use space. In February, Caliber also began construction on The Commons of Mesa, a 144-unit workforce apartment community, which it is co-developing with Cardinal Capital Management. Temple Square in Salt Lake City

Lights on Temple Square in downtown Salt Lake City turn on Nov. 25 and will remain on from 4:30 p.m. to 10 p.m. and from 6 a.m. to 8 a.m. daily through Jan. 1. There is no longer a formal lighting ceremony.

There will be an animated Nativity at the Salt Lake Tabernacle, “Christmas Around the World” display at the Family History Library, international Nativities at the Assembly Hall, multiple musical events, stories and crafts at the Church History Museum, daily concerts with local choirs at various buildings, and showings of “Savior of the World.”

Mesa Arizona Temple

After a five-year hiatus due to the temple renovation, the Christmas lights on the Mesa Arizona Temple grounds are on Nov. 25 to Dec. 31, nightly from 5 p.m. to 10 p.m. The nearby visitors’ center will have a display with 150 Nativities from around the world. The light display at the Joseph Smith Birthplace, 357 LDS Lane, South Royalton, Vermont, will begin at 7 p.m. on Nov. 25. The lights will be one from 4 p.m. to 9 p.m. and the visitors’ center will be open until 8 p.m.

MESA, AZ (3TV/CBS 5) - Changing how drive-thru’s do business has been something the City of Mesa has been looking into for months. But not all in Mesa are on board with this plan. This evening, a public meeting was held to discuss the city’s latest recommendations. “We are not eliminating drive-thru’s,” City of Mesa Development Services Director Nana Appiah said. “The target is not to elminate drive-thru’s.”

Earlier this year, the City of Mesa recommended that there be limits on the number of drive-thru’s. For example, no more than two drive-thru’s can be located next to one another, and a third can’t be within 750 feet when there are two close together. “These base-standards would guide the development of drive-thru’s,” Mesa Assistant Planning Director Rachel Prelog said. “But if there’s situations where the applicant or the developer feels like it’s appropriate to exceed these, they could request that of City Council.”

Prelog and Appiah say their research and the feedback they’ve gotten show drive-thru’s have created traffic issues and noise complaints and have made getting around Mesa more difficult. Both say the city should instead expand its number of sit-down restaurants. “If the other cities are able to attract those sit-down restaurants, we believe that Mesa is at a place where we can attract those users,” Appiah said.

But developers in the city question if that’s what those in Mesa want. “The only calls we’re getting at any of our shopping centers in Mesa, in Phoenix, in South Phoenix, is from drive-thru restaurants,” Red Mountain Retail Group representative Carol Harder said.

Harder says COVID has shifted priorities for customers and business owners to where they prefer drive-thru’s. But with the city’s recommendations, she says some drive-thru developers are looking elsewhere. To that, Appiah has this response. “We do recognize COVID,” he said. “But also, we cannot absolutely plan our city and limit our potential because some of the things that have hindered us during COVID.”

Potential effects of a Kroger-Albertsons merge for Valley shoppers

"I research first and then I compare," she told ABC15.

She and her mother scour grocery ads and look for coupons to make the deals even better.

Safeway used to be her favorite but when Albertsons bought that company a few years ago, the location nearest her house shut down.

"I was really sad," she said. "I was about to cry."

Just as she's learned to live with it, another merger is in the works.

Kroger, which owns Fry's Food and Drug, plans to buy Albertsons which owns Safeway.

They are three of the largest grocery store chains in the Valley looking to become one by 2024.

But if the choices go down, will prices go up?

No one can say for sure according to Elliot Rabinovich, Supply Chain Professor at W.P Carey School of Business at Arizona State University.

"You're talking about a $25 billion merger that has a lot of moving parts," he said. "It takes a long time for it to be evaluated. And even during that time, it starts growing new legs."

Regardless he said grocery companies almost have to get bigger if they want to stay in business.

And he said for a company like Kroger it is important to be able to compete with even larger companies like Walmart, Costco, and Amazon.

"They're (grocery stores) in an environment where it's ruthless. It is very, very, very competitive," said Rabinovich.

Walmart has 113 stores in Arizona. Safeway, Albertsons and Fry's have 260 combined.

When asked for comment the companies referred ABC15 to a joint press release that was distributed when the deal was announced on October 14.

It said in part the company plans to invest in lowering prices for customers and expects to reinvest approximately half a billion dollars of cost savings from synergies to reduce prices for customers.

According to economist Timothy Richards, Chair of Agribusiness at ASU's W. P. Carey, the newly combined company would have about half the grocery market in Arizona.

He said there are two ways the deal can go for Arizona consumers.

"It's going to be either more efficient and prices are going to fall, or it's going to be less competitive, and prices are going to rise. You know, that's, that's the $64,000 question there," Richards said.

And it's up to the Federal Trade Commission (FTC) and the Department of Justice (DOJ) to answer that question when deciding whether or not to approve the deal wich Richards says would almost certainly include selling some stores.

"They (regulators) get down and they look at individual markets. The level of scrutiny is amazing," he said.

Richards said agencies looking at the deal will consider how concentrated the market is currently using the Herfindahl-Hirschman Index (HHI).

"A non-concentrated industry is between zero and 1,000. Moderately concentrated is between 1,000 and 2,500. And highly concentrated is between 2,500 and 10,000." Richard said.

He said right now the Phoenix-area market is about 1,800. If the merger were approved with no stores sold concentration would increase to 2,500.

"We will be right at that upper threshold for what they call, moderately concentrated. So right at that threshold where we get to be highly concentrated," he said.

Presumably anticipating the need for divestiture in its October announcement, Kroger and Albertsons said it was already prepared to create a competitor that would be sold 100 to 375 stores around the country.

Richards said he eventually expects the combining of resources and buying power to work in favor of consumers but, "the arguments about having more choice more products and things like that on the shelf is real."

Especially to shoppers like Shields who is clipping every coupon and counting every penny.

"We're just hoping for the best for everyone. So, we'll see," she said.
