Trammell Crow Company (TCC), a global real estate developer, and CBRE Investment Management, on behalf of a separate account client, have acquired a 192-acre development site in Mesa, Arizona. Trammell Crow Company (TCC), a global real estate developer, and CBRE Investment Management, on behalf of a separate account client, have acquired a 192-acre development site in Mesa, Arizona. The master site will be divided into ‘shovel-ready’ lots that will range from 12 acres, up to the full 192-acre site. These sub-sites will be available for sale to a wide array of interested users; alternatively, TCC will be able to provide build-to-suit solutions for interested corporate users. The sale price was $27,960,939, according to Vizzda.

Located in the Southeast Valley submarket, in the center of Mesa’s Advanced Manufacturing Corridor, the site is the largest one in Maricopa County that can accommodate Union Pacific Rail users. TCC will perform horizontal improvements on each sub-site, including the extension of utilities and roadway build out, beginning in summer 2023. The sub-sites, which are located within an Opportunity Zone, are available for purchase or for build-to-suit development.

The master site is located only a quarter mile away from a full diamond intersection along the recently completed SR-24 Freeway Extension, a location that will further stimulate demand from large industrial users who require large, accessible pad sites in an increasingly land-constrained market. Notably, the Union Pacific Pecos Industrial Rail Access and Train Extension (PIRATE) line, planned to be complete by the end of 2023, is set to run directly through the master site; rail accessible sub-sites will be available.

“Despite the uncertainty about the overall economy and the industrial sector in the U.S., the market fundamentals for the Phoenix industrial sector remain strong, with historically low vacancy rates and continued demand for new space carrying through the end of Q4 2022. The Southeast Valley was one of the most active submarkets at the tail end of last year, due in part to the area’s abundant labor pool, and we are still seeing strong activity as we enter the second quarter of 2023,” said Ryan Norris, Principal with TCC.

According to CBRE’s Q4 2022 Phoenix Industrial Market Report, during Q4 2022 alone, 67 tenants were in the market for 8.1 million square feet of space, specifically in the Southeast Valley, where the vacancy rate was three percent. The submarket kept a healthy pace of net absorption and welcomed local and out-of-state business looking for quality industrial space.

Norris continued, “In order to balance the various economic implications – meaning the national economic uncertainty and the continued local demand for industrial space – we wanted to create a flexible development site that allows us to offer sub-divided, shovel-ready sites for purchase, as well as sites where we can implement our build-to-suit expertise for industrial users looking to enter or expand their footprint in the market. Our firm’s ability to anticipate a changing market and implement this type of development concept is an indicator of how TCC remains on its front foot when it comes to delivering the best outcomes for our partners and clients.”

The heat can affect pets in many ways, from causing dehydration to burning their skin and paws. And while pools can be refreshing on a hot summer day, they pose the risk of drowning for some dogs, especially certain breeds.

“Dogs, cats, and other pets are precious to our family and friends and this is the time of year we need to take the extra effort to make sure they stay safe while they are outdoors,” said Mayor John Giles.

As the outside temperature increases, it is important to make sure animals are safe from the heat

Temperatures inside a car can increase by 20 degrees in just 10 minutes. If the weather is warm, leave your animals at home when going to the store or running errands

Call 911 if there is a life-threatening emergency to an animal, you see an animal locked in a vehicle, or believe an animal is being abused or neglected

Water evaporates faster in hotter temperatures, so make sure your animals have an adequate supply of water in a plastic bowl while you are away from home

Shade and shelter from the heat is just as important as water; make sure your animal has access to adequate shade throughout the day

When deciding whether to walk your dog in warmer conditions, think about this: if you are unable to walk without shoes on sidewalks or pavement, neither can they

If you have a pool, make sure your dog can swim and knows where the steps are. If your dog cannot exit a pool due to its size, age or medical issues, leave the dog inside when you are gone and unable to watch them around the pool area

Do not take your pets with you to any outdoor activity where there will be fireworks.

Leave your pets inside your home with the television or radio on to help cover the noise from fireworks. Close the blinds so bright flashing lights do not alarm your pets. Crate your pets if they are used to being in a crate.

Make sure pets are wearing identification tags, a Maricopa County license tag or have a microchip with current information, so an owner can be contacted if the animal does escape. This includes current licenses for dogs

PHOENIX (3TV/CBS 5) - A woman says she was chased by a coyote in Mesa on Wednesday while riding her scooter home to a senior living facility. She is convinced the coyote would have attacked her if a bystander had not stepped in. It happened near 63rd Street and Broadway.

Candice Morrison says she was just strolling on her scooter when a man stopped his car next to her, telling her a coyote was chasing her, about 8 feet behind. There have already been several run-ins with coyotes all over the Valley this year. The Arizona Game and Fish Department is warning people to stay vigilant. “I said, ‘What!’ And looked back and was like, ‘Oh my God.’ Couldn’t go fast enough,” Morrison said. “I rolled into my facility and the concierge said, ‘Are you OK?’ And I started crying. I said there’s a coyote out there. I was afraid he was going to make me lunch,” Morrison said.

She was on her everyday trip around the neighborhood near the senior center she lives at. Within seconds a person driving stops right next to her, yelling at her that a coyote is chasing her. “This thing (scooter) goes six miles an hour. I’m like, ‘Come on’. I was scared, like sweating,” Candice said.

Candice says the person followed her home until she was safe. “He’s a guardian angel because I was afraid,” she said. “I think the car scared him (the coyote). It came right up to our property.”

Within the last month, there have been multiple run-ins with coyotes across the Valley. In separate cases, two toddlers were attacked in north Scottsdale. Luckily they weren’t seriously hurt.

The attacks prompted Arizona Game and Fish Department to patrol around the clock, even setting up a hotline for people to call in when they saw a coyote.

Arizona Game and Fish say the root cause of human and wildlife conflict is giving these animals easy access to food and water. They say once animals like coyotes associate people with food, they lose their fear.

So if you encounter a coyote, keep eye contact, do not turn and run away, yell in low and loud tones, and use repellent like pepper spray if needed. Candice says she is thankful she is safe but worries this could happen again. “I’m afraid and I’d go at night sometimes to Goodwill to browse and I don’t think I’ll go out there or I need to get some mace I think,” she said.

If you encounter a coyote or other wildlife that is acting aggressively toward people, call the Arizona Game and Fish Department’s 24-hour Communications Center at 623-236-7201. AZGFD does not provide removal or capture services for nuisance wildlife but does offer self-help advice. If necessary, homeowners can contact a qualified wildlife control business to attempt to capture and remove nuisance wildlife for a fee. AZGFD will respond if there is an immediate public safety threat to people. Predators such as coyotes that have attacked people or are exhibiting predatory or aggressive behaviors toward people will be lethally removed. Lethal removal is the last resort since the animals can’t be relocated for public safety reasons. Keep in mind that even if coyotes are removed from an area, others will probably subsequently move in if attractants remain.

Northern Arizona University announced it will open a Mesa Workforce Development Center focused on hospitality education near the Phoenix-Mesa Gateway Airport in 2024.

NAU's School of Hotel and Restaurant Management will offer hotel restaurant management and hospitality degree programs as well as noncredit credentials. The university will build a two-story building at SkyBridge Arizona with one floor dedicated to restaurant training and the other with classrooms, food and beverage training labs and office space.

Southeast Mesa is seeing a boom in hotel development with three hotels slated near Ellsworth and Williams Field roads and well as three others in the pre-submittal phase. Within the 350-acre SkyBridge Arizona property, a 129-room Wingate and Hawthorn Suites hotel is also set to open.

"The synergy there is going to be good for their organization from an internship standpoint and possible employment standpoint," said Will Moseley, SkyBridge Arizona's general manager.

The city has also been itching for a full-service hotel and resort and has long eyed southeast Mesa as a potential spot for it. Mayor John Giles said tourism is a big part of Mesa's economy, and this center will make it easier to grow that.

"We will be more successful in having a robust tourism industry in Mesa and Arizona if we can offer a well-trained workforce to bring major facilities and employers to our area," he said.

Mesa's education chase

NAU is partnering with Kind Hospitality, a restaurant management organization with a specialty in airport operations. The center is expected to create a workforce pipeline to support the growth of the hospitality industry in metro Phoenix.

More than 245,000 workers in the metro Phoenix area are employed in leisure and hospitality, according to data from the U.S. Bureau of Labor Statistics. That is more than the number of employees who worked in the hospitality field prior to the COVID-19 pandemic.

The "accessibility to mobility-constrained working professionals" and future hospitality employees in need of "reskilling or upskilling" is partly why Mesa was a prime location for the center, according to NAU's news release.

The statement also said, "The center will provide cost-effective education and training solutions that best fit the needs of employees and employers."

The NAU addition to the city's education portfolio is just another step for Mesa to increase its educated workforce. Mesa has one of the lowest rates of higher education attainment in the region.

Mesa Councilmember Scott Somers, who represents the area, said this is a great opportunity and a career opportunity for residents in southeast Mesa.

"If we want to bring in a resort hotel, they need to know we have the workforce available to support that so that it's successful," Somers said. "So having NAU's program here is a way to demonstrate that and provide that."

Meta has sold land in Mesa, Arizona, to data center developer company EdgeCore Internet Real Estate for ~$1.2 million.

Located at 3856 S. Everton Terrace and totaling around 15 acres of land, EdgeCore has purchased the lot as part of its large investment in the Phoenix metro.

The Phoenix Business Journal reported that Meta has sold the land as it didn’t need it, and wouldn’t be working with EdgeCore on further development. The adjacent parcel of land that Meta also owns has not been sold.

According to Inflect, EdgeCore is planning to build a 225MW data center campus on the land. The total floor space is expected to reach 1.2m sq ft (~116,130 sqm) and will offer wholesale leases. DCD has reached out to EdgeCore for comment.

The company already has a significant campus on the Elliot Road Technology Corridor in Mesa, on the outskirts of Phoenix. The campus covers 1.1m sq ft (~101,200 sqm) and offers 170MW of capacity across five data centers. The company has further data centers in Ashburn, Virginia; Reno, Nevada and Silicon Valley, California.

In 2021, Meta acquired 396 acres in Mesa under the pseudonym Redale LLC for an $800m data center at 3841 S Ellsworth Road. It is likely part of this land that Meta has sold to EdgeCore. The company later expanded this project, adding another three buildings. The first building of the project is expected to be delivered in 2023 and the 2.5 million sq ft campus is expected to be completed in 2026.

It is unclear if Meta is reconfiguring its plans at the site due to its 'rescoping' of several of its data center projects designs to better accommodate AI workloads. DCD has reached out for more information.

As DCD exclusively reported in December, the company has ripped up its data center plans and is pausing projects around the world as it redesigns them for AI workloads. It first canceled its Danish data center expansion outright, before pausing projects in Texas, Idaho, and Alabama.
